Stream.Estate vs MoteurImmo

A French listings search engine with unusually cheap published prices, against a data API built for integration. Both aggregate the French market; they sell to different people.

MoteurImmo is a French real estate search engine that aggregates listings and transaction data into one interface, sold mostly to individuals and small professional users. It also sells an API.

Stream.Estate is a data API only: 1,500+ aggregated sources, 50M+ deduplicated listings, one endpoint, self-service keys, France plus Belgium.

Starting with the thing a comparison page usually buries: MoteurImmo is cheaper, by a lot, at the consumer end. Its published tiers run €9, €19 and €39 per month, with a permanently free plan on top. There is no paid French listings API in that price class, and pretending otherwise would not survive a reader clicking through to their pricing page. What follows is about what each of those prices buys.

What MoteurImmo actually publishes

MoteurImmo publishes more about its own operations than most of this market, and it deserves credit for it.

On the product side: four tiers on one page. Gratuit at €0 with no time limit (400 listings viewable per day, 20 classic searches per day, 2 smart searches per day, no tools), Premium at €9/month or €90/year, Pro at €19/month or €190/year, and Agent at €39/month or €390/year — annual billing is ten months for twelve. New accounts get 10 days of the Agent tier free, with no credit card.

On the data side, /statistiques-des-plateformes publishes each of its 67 on-market portals with daily volumes for the last ten days and a live up/down status — including the ones currently failing. Very few aggregators publish their own outages, and it is a genuine credibility advantage.

The live figures on the day we checked: 755 platforms referenced (67 on-market plus 688 off-market agency sites) and 2,140,544 listings currently indexed, plus DVF and notarial transaction data running to 29/07/2026. Its homepage also advertises "+25k annonces par jour".

One warning if you compare notes elsewhere: MoteurImmo's pre-rendered HTML snapshot is stale and still says 773 platforms and 2,108,658 listings. The live page said 755 and 2,140,544. Any article quoting 773 is quoting a cache.

Where the API comparison actually lands

MoteurImmo does have an API, and it markets it hard: "L'API la moins chère du marché : payez à l'annonce récupérée avec un tarif compétitif et dégressif selon le volume", covering "toutes les annonces de vente et de location en France", with more than 30 business customers and no reported incident since January 2023. A test key is free for ten days, no card required.

What you cannot do is evaluate it before signing up. The API page's own buttons read "Créer un compte pour accéder à la documentation technique" and "Créer un compte pour accéder aux tarifs" — both the endpoint reference and the price list are behind an account. docs.moteurimmo.fr and api.moteurimmo.fr do not resolve. So we cannot tell you what MoteurImmo's API costs, because MoteurImmo does not tell anyone who has not registered.

Stream.Estate publishes both: the full reference at docs.stream.estate, and pricing at €0.01 per item pay-as-you-go with no minimum commitment, then €99/month (Starter, 15,000 items), €399/month (Growth, 150,000 items) and €799/month (Scale, 350,000 items). New accounts get €5 in credits.

The other structural difference is push. MoteurImmo does offer webhooks — but only on the Agent tier at €39/month; the three cheaper tiers say "Non inclus". Telegram notifications are Agent-only too. Email alerts scale by tier: 1, 5, 30 and 60 active alerts, and 10, 100, 500 and 1,000 email notifications per day. CSV export is capped at 200 listings and available on Pro and Agent only. With Stream.Estate, webhooks on saved searches — new advert, price change, surface change, pictures, expiry — are part of the API, not a tier.

Choosing between them

These products are not really substitutes, and the price gap is the clue.

Choose MoteurImmo if a person is doing the looking. One investor, one hunter, one small agency watching a patch of the French market, wanting price-drop and relisting alerts, off-market agency listings, exact addresses and a valuation view — at €39/month with a ten-day free run at the top tier. That is a better deal than any API for that job, and it needs no engineer.

Choose a data API if a system is doing the looking. If listings have to land in your database, feed a model, trigger a workflow, or appear inside your own product, you need documented endpoints, per-item billing that scales past a seat, and push on change without a tier gate. That is what Stream.Estate is; it has no interface at all.

Coverage cuts both ways. MoteurImmo's 688 off-market agency sites are a serious French-only claim, and off-market inventory is exactly what a portal-only aggregator misses. Stream.Estate publishes 1,500+ sources across France and Belgium and is deduplicated end to end. Neither number is comparable to the other without knowing the overlap, and neither company publishes that.

Both are France-only in practice. MoteurImmo states no market outside France anywhere on its site; Stream.Estate adds Belgium.
